How a resident uses it

Three steps, and nobody is standing behind a counter for any of them.

Tap a card or a phone

The Smart Fridge™ is locked until it knows who is at the door. A tap opens it, and nothing is charged yet.

Take what you want

Not one item through a hatch. Open the door, pick up as much as you like, put something back if you change your mind, and close it. Cameras inside watched what left the shelf, and the card is charged for exactly that.

Heat it, if it is a meal

The Smart Cooker™ beside the fridge heats a sealed entrée by induction in under 7 minutes. Each tower heats three at once, so an evening rush is not a queue in your lobby.

For a resident the practical difference is the hour. A community with nothing nearby after nine o'clock has residents ordering delivery to the gate; a Smart Café means dinner is downstairs at eleven, and breakfast is downstairs at six.

It also removes the part of delivery that properties quietly dislike. A driver who cannot be buzzed in, a bag left at the gate, a resident walking out to the kerb at midnight: none of that is the property's fault and all of it lands on the leasing office in the morning. Food that is already inside the building does not generate any of it.

Payment is a tap. There is no app to download and no account to open, which matters more in a residential building than an office one, because residents are not a single company with a single directory. Anyone with a card can use it on the day they move in.

What the property provides, and what it does not

The short version: a circuit, a network connection and about 50 square feet. No staff, no kitchen, no fee.

A dedicated 30A, 120V circuit

For the Smart Cooker™. The Smart Fridge™ is plug and play on a regular 120V outlet and does not need a circuit of its own.

A network connection

WiFi or a hardwired Ethernet cable. One port is enough; Raptor splits it to the rest of the equipment. Cellular is a backup rather than the main connection.

About 50 square feet

Usually a corner of the lobby, a clubroom or an underused amenity space. There is no plumbing and no construction.

Nothing else

Raptor charges no placement fees and no minimums, and never invoices the property for the program. Restocking, cleaning the cabinets, repairs and the menu are all Raptor's. The property's only cost is the electrical and network work above.

Keeping it stocked, and keeping it safe

Two things run in the background and neither asks anything of the leasing office.

The cold side is watched. The Smart Fridge™ holds 32 to 38°F and its temperature is tracked around the clock with alerts, so a cooling fault becomes a message to Raptor rather than something a resident discovers. Anything past its freshness window cannot be sold at all: the cabinet will not release it, which does not depend on anyone remembering to check a shelf.

The stock is watched too. Every cabinet reports what it holds, so restocking runs against what residents are actually eating rather than a fixed route, and the property gets a usage report every month: transactions, popular items, usage patterns and restock performance. For a property manager that report is the answer to "is anyone using the amenity we put in", which is usually guesswork.

Why a residential building is not an office building

The cabinets are the same. What they are asked to do is not, and it is worth being straight about where that helps and where it does not.

An office building has a captive weekday audience and a hard lunch peak. A residential one has nobody at all between nine and five, and then demand spread thinly across evenings, nights and weekends. That shape suits a locked cabinet better than it suits anything staffed: there is no shift to cover at eleven at night, and no minimum to hit on a Tuesday when half the building is away.

It also changes what gets eaten. Offices buy lunch; communities buy dinner, breakfast and the thing somebody forgot. The menu rotates either way, with 14 entrées plus snacks and drinks, so the cabinet is restocked against what the building actually takes rather than a template.

The honest limit is scale. A community with very few units and a grocery store across the road is not the right home for this, and a tasting will tell you that faster than a proposal will. Where it earns its place is buildings with real evening occupancy and nothing good within walking distance after dark.

The agreement, and the way out of it

Infrastructure agreements run five years. Either party can exit if a problem is not cured within 30 days, which is the term that matters: it means the length of the agreement is not a trap if the service stops being good.

Before any of that there is a 120-day trial, with the full installation rather than a demonstration unit, because an amenity's value shows over months rather than in a week. The property is not invoiced during it, and is not invoiced after it either.

What a property signs up to, in plain terms, is providing power, a network connection and floor space, and then leaving it alone. What Raptor signs up to is the food, the cabinets, the restocking, the repairs, the marketing to residents and the monthly report.

Frequently Asked Questions

Smart Café for apartment communities

Can an apartment complex get a micro market in San Antonio?

Yes. The same cabinets Raptor installs in office buildings run in residential ones, usually in the lobby or an amenity room, as a resident Smart Café.

San Antonio is the operating market, so a community here can be surveyed and installed without waiting on a route from another city. The assessment is a 30 to 45 minute visit, and a written proposal follows within five days.

How do you stop theft when there is no staff?

The cabinet is locked. It opens only after a payment card or a phone has been verified, so nobody reaches the food without being identified first. Cameras inside track what leaves the shelf, and the charge matches what was taken.

That is the difference from an open-shelf market, where anything on the shelf is reachable by anyone walking past. In the 2023 Automatic Merchandiser survey, most micromarket operators put their losses at 3% to 7%. A locked cabinet does not have that exposure.

What does the Smart Café cost the property?

Nothing to Raptor. No placement fees, no minimums, and the property is never invoiced for the program.

The property pays for its own electrical and network work: a dedicated 30A, 120V circuit for the Smart Cooker™ and a network connection. Residents pay for what they take, and a chef-made entrée is $12.50.

What does the property have to provide?

Three things, and none of them is a person. About 50 square feet of floor, a dedicated 30A, 120V circuit for the Smart Cooker™, and either WiFi or a hardwired Ethernet cable. One port is enough; Raptor splits it to the rest of the equipment.

The Smart Fridge™ is plug and play on a regular 120V outlet and does not need a circuit of its own. There is no plumbing, no hood and no construction.

What food is in it, and who cooks it?

Southerleigh Hospitality Group cooks the meals. Their restaurant, Southerleigh Fine Food & Brewery, has held a Michelin Bib Gourmand three years in a row. The meal brand is Sense of Occasion.

There are 14 entrées in rotation, with meat-free options and ingredients and allergens published for each, alongside snacks and drinks. Meals arrive chilled and sealed and are heated in the pod they were sealed in.

How do residents pay?

By tapping a card or a phone on the cabinet. There is no app to download and no account to open, and nothing is charged until the door closes.

Residents who want offers can join Raptor Rewards, which runs by text message. There is no points scheme and no card to carry.

What happens if something stops working at 2am?

Every cabinet reports to Raptor's monitoring, so most faults are found and fixed remotely before a resident notices. Refrigeration is watched around the clock with temperature alerts.

A resident who does need to report something uses the code on the cabinet, which opens the help page with the property already filled in. It is available at any hour.

How long does installation take?

Four to six weeks from a signed agreement, and most of that is the property's own electrical work rather than anything Raptor does.

Once the circuit and the network connection are in and tested, putting the cabinets in takes two to four hours. No construction, and nothing closed off for long.
